Important Announcement on SMS

Dear ADDA Users,

Telecom Regulatory Authority of India (TRAI) is enforcing a new regulation starting Sep 27th, 2011 ( Tuesday ).

1. SMS will not be sent to numbers registered in NCCPR.

2. SMS cannot be sent between 9 PM to 9 AM.

How this will affect you?

a. SMS cannot be triggered between 9 PM and 9 AM. Please do not send any SMS broadcasts / Due Reminder SMS during this period. We will queue any SMS that is triggered from your ADDA in this slot – and will deliver them all after 9 AM the next day.

b. The Helpdesk Ticket escalation checkpoint will be moved from 9 AM to 9:30 AM.

c. Please send an SMS “STOP 0″ to 1909 from the mobile Number, this will enable the Mobile Number to start receiving SMS from  your ADDA again.

Elevator Safety for Apartment Residents

In modern day construction, almost every Residential Apartment Complex that is higher than 2 floors from the ground, has atleast one Passenger Elevator.

To ensure that Elevator related injuries or mishaps don’t happen, Residents of Apartment Complexes can follow some best practices for Elevator Usage.  It is extremely important to educate small children about elevator usage, as many a times they may go out to play unsupervised.

Safe Elevator Usage

1. When the Elevator door is closing, stand clear of them. While it is tempting to stop the door manually to let someone get inside, avoid this.  Elevator doors have photoelectric sensors, so they stop the door closing whenever an object gets between. But sensors aren’t always reliable and are prone to malfunction. Also, in some cases the sensors are only located near the center of the elevator door , so using a leg to stop an elevator could be a bad idea.

2.  Due to power failure or other reasons, if the elevator stops in between floors, DO NOT exit the elevator.  When the elevator door opens in between floors, the elevator shaft is exposed. So a climb out could make the passenger accidentally fall down the elevator shaft.  Call for help to make the Elevator level with the floor, then exit.

3. In case of a Fire, do not use the Elevator, use the Fire Drill.

4. Even if you live in a highrise Apartment Building and always take the Elevator, take the Staircases on the way down once in a while. This can help detect problems (broken railings, slippery steps etc.), and you could catch up on the beautiful main door decorations of your neighbors :) .

What to do if there is a power failure and you are trapped in the Elevator

1. Press the Door Open Button.

2. If the doors do not open, do not panic, you are safe. This is a safety measure of the Elevator when power failure occurs -  brakes are automatically applied, including those on the Doors.

3. Stay calm. Elevators are not airtight, and there is enough air in the Elevator as well as the shaftway.

4. Use the Alarm Button, Help Button, or Emergency Phone connection inside.  Clearly convey which Block and Elevator you are inside, to the other party.

5. If the Emergency Phone does not work, don’t panic. Some phones are designed only to receive calls. So the maintenance personnel of your Housing Society can call you when they arrive at the Building.

6. After you have done everything to communicate that you are trapped, the best course of action is to relax and wait. Think of it like an annoying Traffic Jam.

7. Once the doors do open, double check that the elevator is level with the floor, then exit.

Estate Manager Workshop- III

Date: 16-Sep-2011. Venue: ezone Club, Bangalore. A group of 74 highly talented Estate Managers get together on a day full of Intellectual Exchange (also called “Adda” in Bengali : ) ) related to Facility Management.

The first half of the workshop started with a Meet ‘n’ Greet and Welcome Address from Venkat Kandaswamy – CTO of ApartmentADDA, who presented the role of ApartmentADDA as an enabler in the Ecosystem of Facility Management. This was followed by an introduction to ApartmentADDA and a thorough training on the Communication Tools of ApartmentADDA. The next training session on the HelpDesk application of ApartmentADDA saw some robust discussion regarding best practices in handling of Complaints, logging them, and deriving intelligence from the data related to Complaints.

After this session, a guest lecture from Dr. Pradeep of ISS HiCare on the topic ‘Termites – the Silent Invaders‘ was well received by the Audience with many related knowledge sharing on pest control (e.g., Removal of Bee-Hives, Pigeon infestation etc.)

After the sumptuous lunch, one would expect the enthusiastic group to have picked up some slack. Quite to the contrary, the most interactive session was experienced where 4 teams presented “Methodical Problem Solving Approach” based on 4 practical emergencis. From the first team, Mr. Srinivasan, Estate Manager of Salarpuria Serenity presented Resolution Approach for the scenario – Basement Car-Park flooded by Sewage Tank overflow. The 2nd team, led by Mr. Viond, Estate Manager of Purva Fountainsquare had a tough deal – A lone elderly person suffers a heart attack. The 3rd team had to present on the scenario – Child of 6 years trapped alone in an Elevator. The final topic – Fire on the 15th floor of a 20 floor building – originated from kitchen, was presented by Mr. Nadgouda of Brigade Gateway.  The presentation method was to first list the top 3 problems that will faced due to this scenario, and then list the Problem Resolution Approach exactly in 5 steps, in sequential order.

The quality of technical discussion that followed each topic was simply awesome. E.g., for the third topic – child trapped in Elevator, discussion covered the latest technology for Elevator safety as well as what is the manual alternative in case the automation fails. In case of the topic related to Lone Elderly person suffering heart attack, discussions happened regarding the value of a good Member Database for such emergency situations.

The Audience voted Team 2 as the winner! Mr. Vinod and rest of the 11 members were presented the prizes.

The next session – on Accounting, covered the basics of Society Accounting, and then dealt with the full training of ApartmentADDA’s Society Accounting modules. Lively discussions happened around Audit Logs, Ease of Transaction Entry and availability of the Dues information to the Estate Manager.

Moments - EMW III

The final session – on Asset Maintenance, started with the training on ApartmentADDA‘s Asset Tracker, and concluded with sharing of best practices regarding Regulations related to Assets such as Transformer (the discussion was around, who owns the Transformer – BESCOM, or the society, who is responsible for replacement of burnt feeders..), STP, and the Generator.

Then came the most awaited session – announcement of Top 3 Estate Managers – as recognized by their Management Committee. Mr. Raja from Purva Riviera, Mr. Siddanna from Adarsh Residency and Mr. Vinod from Purva FountainSquare were presented the certificates, with wide appreciation from Estate Managers present.

The workshop then concluded with Photo Sessions, where many Estate Managers wanted to take back the memories of this fun & knowledge filled day!

Elevator Safety Systems in Residential Apartments

Elevators are one of the critical machinery in a highrise Apartment Building. It is important that the maintenance staff as well as Management Committee Members are aware of some of the important aspects of their Elevators.

Types of Elevators in Apartment Complexes

Generally there are two types of Elevators in Residential Complexes:

1. Geared-traction elevators. These are moved by hoist cables driven by a geared reduction unit, and are
generally used in midrise, mid-speed applications, such as commercial buildings of nine floors or less and
residential buildings of 18 floors or less.  Speed of these Elevators:

Five floors or less: 200 feet per minute
Nine floors or less: 350 feet per minute
Eighteen floors or less: 450 feet per minute

2. Gearless-traction elevators. These are moved by hoist cables driven directly by a large-frame motor, and are
generally used for high-rise, high-speed applications, such as commercial buildings over nine floors and
residential buildings over 18 floors. Speed of these Elevators:

Fifteen floors or less: 500 feet per minute
Fifteen to 25 floors: 700 feet per minute
Above 25 floors: 1,000 plus feet per minute

There should be 1 Elevator for every 60-90 Apartments. Also, it is useful to have one over-sized elevator to carry Furnitures.

Most elevator related Emergencies are due to either Power Failure or Fire. Residents face horrific moments when trapped inside an Elevator during any of these emergency situations. While safety devices need to be in place to safely evacuate the Residents, the Residents also need to be instructed so they are prepared for such emergencies.

Power Failure

Frequent Elevator related issues are related to safe exit of Residents when the ELevator stops midway when Power Failure happens. When Power fails, as a safety mechanism, all brakes are applied in the Elevator, so it stops where it is – this could be between two floors. Hence, the doors do not open. This causes panic for the Resident, especially if the inside lights and fans also switch off.  Most modern Elevators have battery backup for the light and fan inside the Elevator and also come with the mechanism of Automatic lowering of the Elevator to the Ground Floor when Power Failure Happens.

However, such fixtures can be provided in existing Elevators as well. A Battery Lowering Device is a device intended to automatically lower an elevator in a pre-determined manner in the event of a main power supply failure. When the power goes off, the Battery Lowering Device comes on while all elevator safety features remain operative. Immediately the functions of control and door operation are given their proper voltage by the use of a battery operated transistorized power supply. The elevator then descends to the lowest landing and opens its doors to discharge passengers who might otherwise have been trapped.

In the absence of an Emergency Lowering Device, the Elevator needs to be manually lowered to a floor for exit. The Machine Room of the Elevator can be accessed and the Hoisting Machine and Controller can be used to manually lower the Elevator. All Maintenance staff must be trained in doing so, the training can be imparted by the AMC personnel of the Elevator.

Fire

In case of Elevators with integration with Fire Alarms, when the Fire Alarm is activated in any elevator lobby of any floor of a building, the elevator cars that report to that location get disabled and will automatically return to the ground level floor, where the doors will open. The recalled elevators will remain inoperative in that position with the doors open until the alarm is cleared and reset or until an emergency responder overrides the automatic shutdown systems and takes manual control of the car, a sequence called Phase 1 or Phase 2 override.

An “Alternate recall” should happen when a fire alarm originates in the ground floor elevator lobby itself. In that case, the elevator system will still go into recall mode, but the cars will return to a floor other than the Ground Floor, called an Alternate Floor. It should be a floor that would be the quickest and easiest to evacuate from after the ground floor.

“Phase 1 Override”: All elevators have built in systems to manually activate the recall functions and/or to override them.

Phase 1 override is activated by a key switch on the wall outside the elevators. Similarly functioning key switches may additionally be located in elevator control panels in fire control rooms or other emergency control locations. By inserting the right key, this switch enables an operator to manually initiate an elevator recall of the adjacent bank of elevators, or to bypass a recall that may have already happened. An emergency responder may want to manually activate an elevator recall because of an emergency situation that has not been detected by an automatically alarm system. Conversely, an emergency responder or maintenance person may want to override an automatically initiated recall because an alarm area has been found to be safe and the automatic system has not yet been reset or has malfunctioned.

“Phase 2 Override”:

Phase 2 is an emergency service that is initiated with a key in a switch inside each elevator car. Each individual car works separately in phase 2 and the condition can only be initiated when the car is actively in recall. Phase 2 gives the emergency responder the option of accessing an active alarm area by elevator, but alters the functions of the elevator car in ways that increase the margin for safety of the responder. When Phase 2 is activated, the responder assumes manual control of an individual elevator car. The car works almost normally, with important exceptions. The firefighter can instruct the car to go to any floor it serves. When the car arrives at the floor, the doors do not open automatically. The doors will open only with continuous pressure on the door open button. If the button is released during opening, the doors will stop opening and reclose. This feature is meant to protect firefighters from opening the doors into a fire situation. Once the doors have been fully opened the elevator will stay in place with the doors open and they will remain open until a command is given to close them by continuously holding the door close button. The elevator will then remain in place with the doors closed until a floor button is pressed, when it will then start the same process on the selected floor.

Balcony Safety in Apartment Buildings

As more and more Apartment Buildings are scaling new heights, the concern regarding highrise balcony safety is mounting. Most builders walk the thin line between aesthetics and safety, trying to strike the balance.

Facts and best practices about Balcony grills and safety measures

Per National Building Code, any slab or balcony that is at a height 2 metres or  more from the ground, must have safety railings or grill.

Per the same code, the height of the Grill should not be less than 4 feet.

For Balconies frequented by children, grills should not have horizontal rails but vertical ones. Horizontal rails are very easy and tempting for children to climb.Gap between adjacent rails should not be more than 4- 4.5 inches.

Chairs and other furniture are best avoided in Balconies frequented by small children.Any furniture placed should be heavy enough so children cannot move them close to the railings.

Access Doors to balconies must have latches placed high enough, out of reach of small children.

In case the Balcony needs to be enclosed for safety purposes, most Housing Societies/RWAs have approved Grill designs that are uniformly installed in all Flats. Doing so maintains the uniformity and aesthetics of the property while giving Safety the utmost importance. Using Grill Installing vendors approved by the Society also ensures that the vendor is aware of the enhancement do’s and dont’s  of the Society.
